Cheltenham's average home is £325,399, up £7,107 in a year. Tewkesbury borough is now dearer, and only one Gloucestershire district grew more slowly.

Update, 25 September 2026. HM Land Registry has since revised June up. The index now puts Cheltenham’s June average at £327,595, £2,196 higher than the £325,399 reported below, and the annual rise at 2.9% rather than 2.2%. Tewkesbury’s June average is now £329,622, so its lead over Cheltenham that month was £2,027, not £4,484. The July figures show growth slowing to 0.3%: read our July house prices story.

The average home in Cheltenham was worth £325,399 in June 2026. That is £7,107 more than a year earlier, a rise of 2.2%. The figures come from the latest UK House Price Index, published by HM Land Registry.

On its own that looks like steady growth. It is slightly ahead of England as a whole, where the average rose 1.8%. But set against its neighbours, Cheltenham has had a slow year.

Of Gloucestershire’s six district and borough councils, only the Forest of Dean saw smaller growth. And the neighbouring borough of Tewkesbury, whose main town is about nine miles north, is now dearer on average than Cheltenham.

Cheltenham is still £7,370 above the county average. But the county average rose twice as fast, and Stroud, Tewkesbury and Gloucester all grew by more than 5%.

Tewkesbury has moved ahead

A year ago the picture was the other way round. In June 2025 Cheltenham’s average was £318,292 and Tewkesbury’s was £311,387, a gap of £6,905 in Cheltenham’s favour.

Since then Tewkesbury has risen by 5.9% and Cheltenham by 2.2%. In the index’s monthly figures, Tewkesbury first moved ahead in December 2025, at £330,591 against Cheltenham’s £329,988. It has been ahead in six of the seven months since. The exception was April, when Cheltenham briefly led again.

In June the gap was £4,484 in Tewkesbury’s favour. That is a small margin, and averages for a single borough move around from month to month, so it could swap back. The trend over the year is clearer than any single month.

Which homes are rising

Semi-detached and terraced homes did most of the work in Cheltenham. Detached houses and flats barely moved.

Across Gloucestershire as a whole, semi-detached homes rose 5.3% and terraced homes 5.2%. So even Cheltenham’s strongest types trailed the county.

First-time buyers paid an average of £271,475, up 2.5%. Buyers who had owned before paid £402,082, which is £130,607 more.

The last three months

Cheltenham’s average peaked at £333,421 in November 2025, in the figures for the past year. It then eased back over the winter and recovered to £330,656 in April.

It has fallen in each month since: by 1.0% in May and 0.6% in June. The June figure is £8,022 below November’s peak. Monthly moves for one borough are noisy, so two falls are worth watching rather than a turning point.

A note on the figures

The UK House Price Index is a mean average, not a median. A handful of very expensive sales can pull it up. Our own Cheltenham house prices page uses Land Registry sale records instead, and puts the middle Cheltenham sale at £330,000 in the year to June, with a breakdown for every postcode sector.

The index is also revised as late sales are registered, so recent months can change. The figures here were read from the Land Registry’s data service on 11 September 2026.

What it means for you

  • If you are buying your first home, the average first-time buyer price rose 2.5%, a little faster than the market as a whole. It is still £130,607 below what previous owners are paying.
  • If you are selling a detached house or a flat, prices in those groups rose 1.3% and 0.4% over the year, well behind semi-detached and terraced homes.
  • If you are weighing Cheltenham against somewhere nearby, Tewkesbury borough’s average is now £4,484 higher. Gloucester’s is £84,512 lower.
  • If you want your own street, the averages above cover the whole borough. The postcode sector figures are closer to home.
